A home inspection is a relatively inexpensive way to discover the universal condition of a home and its components. A home may often look move in ready, or even show some defects to an untrained eye. However with my extensive background and training I often unveil issues that are not noticeable to many people. As a buyer, you are making a vast investment. It is important to understand exactly what you are purchasing. This is my promise to you as a client: To incorporate all my background and training knowledge while thoroughly inspecting your potential purchase. These are HUD certifications.

SEPTIC SYSTEM INSPECTION

A complete inspection of the properties private waste disposal system, from the main waste pipe leaving the building(s) to the storage holding tank, the distribution box ( if present ) , the pump station tank and equipment ( if applicable ) , along with the leach field.

RADON AIR & WATER TESTING

Testing the air in the building(s) for the presence of radon gas. If the property has a private water well system taking a sample of the water to a lab to be tested for radon in the water can also be done.

WATER TESTING

If you want a water test completed and have hired me to do any inspection(s), I can complete the sample collection during the inspection(s) , get it to the lab and report the results back to you. Many different levels of water testing are available and this can be discussed in detail prior to sampling.

SEWER SCOPE

Scoping of the main sewer pipe from the building(s) to the street. Also as needed or wanted the sewer pipe vent stack from the top to bottom .

ADA REVIEW

A review throughout the property for the compliance of ADA, Americans with Disabilities Act.

FACILITIES WALK THROUGH INSPECTIONS

A facility walk through inspection is designed to help owners or managers of commercial properties keep a safe and healthy environment for all employees. This is achieved by a proactive approach. Inspection is designed to look for potential or active component issues, potential or active safety concerns, potential or active health concerns, and or property damages or potential damages. Inspection can be done monthly , annually, or as often as what fits your individual needs.

THERMAL IMAGING

Infrared Thermography is used to help see what we cannot see with the naked eye in a non-invasive way. I use this in many of my inspections and also offer it to clients when trying to pinpoint the source of hidden issues such as water leaks or overloaded electrical wiring.

DRONE & CRAWLER INSPECTIONS

Viewing of a space with a drone in the air or under the water and of a space with a crawler camera robot This equipment is used as needed with any inspection I perform.

CHIMNEY SCOPE

Scoping of the chimney liner from top to bottom.

LEAD BASED PAINT TESTING

If you would like testing done for the presence of lead based paint during the inspection it can be added.

MOLD TESTING

Swab, Tape, and Air Test available together as a comprehensive combination testing or separately as desired.

ASBESTOS TESTING

Samples safely taken, secured in sealed packaging and sent to lab to be tested. Results reported back to you once available.
